It involves the purchase of apartments with delegated management. The main objective is to maximize rental income through comprehensive, professional management focused on short-, mid-, and long-term stays.
What returns can I expect?
Estimated 7% net return, fully after expenses.
What costs does the owner cover?
All maintenance and operational costs are covered by the management team. You only need to pay annual municipal taxes (IBI).

Can I sell my apartment at any time?
Yes, as the 100% owner, you can sell your property whenever you choose, with no restrictions. Kategora can assist you in finding the best sale option.
What is the profitability calculated on?
Profitability is calculated based on the purchase price of the apartment, regardless of its square footage, orientation, or floor level.
Is the property's profitability reduced when it is not rented out?
The entire complex is operated as a whole; there is no individual management of each apartment. Therefore, it does not matter whether a particular apartment is occupied more or less frequently. What matters is the income generated by the complex as a whole, which is then distributed according to each owner's participation coefficient, defined by the purchase price. All income and expenses are pooled together. The variable return has no cap; this model aims to distribute everything that is generated, although we estimate an annual return of around 7% (fixed + variable).
Who handles management and maintenance?
Kategora takes care of the entire complex management, freeing you from all real estate-related concerns.
How will I receive rental income?
A fixed, guaranteed portion is paid quarterly, while a variable portion is settled annually based on audited financial results.
Are the apartments fully equipped?
Yes, they come fully furnished with high-quality furnishings, a fully fitted kitchen with energy-efficient appliances, and all essentials for immediate operation (linens, kitchenware, TV, lighting, décor, etc.), available through a customised furniture package.
What is Flex Living?
Flex Living is a new accommodation concept characterized by its ability to adapt to the needs and preferences of each guest staying with us. Following the success of Kora Green City in Vitoria, Kategora has developed and launched new complexes under the same Flex Living concept: Kora Lluna in Valencia, Kora Kiliki in Pamplona, and Kora Olea in Málaga. In addition, we continue to expand our presence with new projects currently under development, such as Kora Lumen and Kora Mostra, which will further strengthen this flexible, sustainable, and innovative accommodation model.
Can it be used as a primary residence?
This is not a residential development. It is a hotel development designed purely as an investment.
10-year contract + 10-year extension. What are the terms of this contract?
Our commitment is for 10 years, renewable for an additional 10 years. We therefore offer a minimum of 20 years of management. At the end of the initial 10-year period, a decision will be made on whether to continue with Kora as the operator or select another operator through a tender process that we will launch. All proposals received will be submitted to the owners, who will decide by absolute majority. However, under current regulations, since the property is operated under a hotel regime, it must always be managed by a professional operator.
